Starting a shop in Ontario

I just have a few questions about how this works;
I want to buy a shop for doing mechanical but I also want to have a paint booth in the back that I can use for my own cars, the odd customer car and insurance jobs.
I don’t have any experience on paper and I haven’t spoken to anybody about a license before but my friend with a mechanic license would be buying the shop with me.How would I get a place that I can build a spray booth in?
Can I buy a property with the license?
If I just wanted to work on only cars I owned, could I build a spray booth with no license?
Would it be smarter to have the shop right beside a body shop I could rent for painting if it was never more than 100 dollars? (minor frame repair, body work and bumper painting)Sorry if it seems like I don’t know much. I have a lot to learn about this sort of stuff.
